Buyer Agency Agreement & Fees

Buyer Representation Policy

 

In accordance with Indiana real estate law, all clients must sign a Buyer/Seller Agency Agreement before viewing any properties.

In accordance with Indiana law, I’m required to have a signed Buyer Agency/Seller Agreement before showing any properties.
This ensures we’re both protected and fully aligned as we begin your home search.

 

🔹 My Buyer/Seller Representation Fee is 3%

This is my standard rate for buyer or seller representation. The buyer/seller representation fee is set at 3%. If an alternative fee structure is mutually agreed upon by the buyer, seller and real agent or agents this must be documented in writing and included in the terms of the purchase agreement at the time of offer submission.

🔹 Digital & Paper Copy Provided

You will receive a digital copy of the agreement via email, so I will need your email address to send it to you. I will also bring a printed copy to your consultation for your records and review.

 

🔹 Coverage Area

This agreement applies to all properties throughout Central Indiana—it is not tied to a specific listing or address.

 

🔹 Agreement Term

The Buyer Agency Agreement is valid for 90 days and ensures you receive full representation, guidance, and fiduciary care throughout your home search and purchase process.

As part of working with me as your licensed real estate agent, there is a $249 transaction fee included in our Buyer Representation Agreement.

 

This fee helps cover the administrative support and behind-the-scenes services that ensure your home purchase goes smoothly from contract to closing — including document coordination, compliance processing, and final audit review. It is a one-time fee charged per transaction, regardless of the home price or commission structure.
